We offer our clients an Inspection Trip of 3 or 4 days to view our development and properties to become familiar with the area in which you are looking to purchase. This helps to take the worry and stress away from buying a property overseas in a region you may not be completely familiar. Prior to your trip a professional from our marketing department will arrange every last detail for you, leaving you to simply sit back and enjoy the experience. Here are 3 easy steps to follow;

HOW TO BUY IN TURKEY

Buying property in Turkey is a straight forward process, and considerably easier than in other European countries. Foreigners may purchase land and property in Turkey under their own names.

 When you choose the property that you decide to buy, you have to put down 10% of the price as a deposit. Then we send the deeds of the property and your passport translations to Izmir Army Headquarters for approval. It takes 2-3 months with the new laws for the papers to get back to us. During this period, you don't have to stay in Turkey.

Normally, you sign a paper at the notary, giving  solicitor the power of attorney to handle transactions in your name. This is to save your time and money flying to Turkey to sign the deed-papers. (Of course you can do it yourself if you wish, and do not mind the hassle of flying to Turkey)

The paperwork takes less than an hour. Then the papers will be sent to Izmir as mentioned above. When the papers come back from Izmir, we call or e-mail you and then you send the balance of the property price. Then all the paperwork and procedure is finished and the title deed of your dream home is registered under your name. These are standard terms offered by all Turkish estate agents.

RESTRICTION

1. Foreigners cannot buy property in the small administrative units called villages. In Turkish, the word for village is "koy". No matter how attractive the offer may be, you must know that it is impossible - unless of course the law is amended.

2. If you intend to buy a plot of land that is larger than 30 hectares (about 74 acres) you will have to have the Turkish Cabinet of Ministers' approval. 

 3. No matter where the land or house may be situated if the buyer is a foreign person, the deed office has to officially ask the prior approval or permission of the highest military command of the area before transferring the title. The reason for this is to ensure that foreign buyers will not acquire a property within militarily sensitive zones. This means that even though you might be willing and prepared to pay the price and buy the place immediately, there is no way that this can be done before getting this permission which may cause up to three months delay. 

Buying Property in Turkey is a lot easier than many other European countries. According to the recent laws foreigners who can buy properties in Turkey has been classified according to reciprocity agreement between countries. The citizen of the countries in the following list are able to buy real estate properties in Turkey with the procedures explained above :

However the citizens of the countries such as :

are required to have special permission from the ministry of foreign affairs. In order to receive such permission the person should have residential permission for minimum 6 months ( 1 year permission recommended ) in addition to the procedures explained above. 
At the time of registering the title deed, the purchaser should pay the purchase tax announced by the local authorities. In addition to the purchase tax, the buyer should pay obligatory insurance for natural disasters, registration for electric and water department.
